Phase I Guidelines

The following information is provided to assist realtors, buyers, and prospective residents with a clear understanding of the community guidelines, responsibilities, and amenities specific to Bay Hill Estates Phase I.

This resource covers access and security protocols, property usage rules, resident responsibilities, and available utilities and services.

The Front Entry Guard House ensures controlled access to the property and is staffed 24 hours a day, 7 days a week.

All lot owners and residents are required to complete and maintain up-to-date registration with the community security system.

  • All lot owners and residents must complete and maintain a New Resident Information Form, updating it as needed using the Security Update form available on the website.
  • Each vehicle entering resident gates must have a Vehicle Access Barcode Sticker, provided and applied by Security Personnel upon form submission.
  • Pre-authorization is required for guest or service personnel access. Failure to notify security in advance may result in denial of entry.

Association documents should have been provided to you by the seller, owner, or real estate agent. Copies are available from the Property Manager or on the website's Documents page.

Architectural Guidelines and application information are accessible in the 'Welcome' area of the resident portal.

  • Lakes: Community lakes are for residents' use only, limited to fishing and non-power boating. Swimming is strictly prohibited due to the presence of alligators.
  • Roads: Roads are designated for licensed vehicles, pedestrians, bicycles, and golf carts. All golf carts must display a Vehicle Sticker. The community speed limit is 30 mph.

Trash collection schedules were updated beginning the week of September 30, 2019. For the current schedule and placement guidelines, please visit the website or contact the Property Manager for details.

Homeowners have the option of using well water or connecting to the city/county water supply system. Septic systems are used for sewage throughout the community.

Mailboxes are provided by The Beautiful Mailbox Company and are the property of the POA. Homeowners are responsible for the cost of any repairs needed to their mailbox.

High-definition cable television and high-speed internet services are provided to all residents through Comcast. Equipment is supplied by the POA as part of the community amenities.

The golf course is private property and does not belong to the Bay Hill Estates POA. Access is restricted to PGA National personnel, club members, and their guests/clients.

The Estates Golf Course is owned by PGA National and is accessible to residents through club membership. Membership is entirely optional — no resident is required to join. For membership information, contact the Member's Club at 561-627-1800.
