Bay Hill Estates does not engage in the promotion, listing, or offering of homes for sale or lease. If you're interested in purchasing a home, please consult your realtor for assistance.

There are two distinct home communities within Bay Hill Estates — each operating under its own property owners association (POA) with a separate Board of Directors and independent Property Management Office.

Florida Statute 720 — Seller Disclosure: Florida state statute 720 mandates specific disclosures by sellers to purchasers regarding properties covered by a homeowners (or property owners) association, including all Bay Hill Estates properties. Refer to Chapter 720 of the 2022 Florida Statutes for full details.

Contact the Property Manager

Upon purchasing a home or lot in Bay Hill Estates Phase 1, ensure your closing agent contacts the Property Manager for information and necessary forms before closing.

At closing, a capital contribution equivalent to one quarter assessment is required, along with any applicable fees payable to the Property Manager.

Download & Complete Registration Forms

After closing, download and complete the following forms:

  • Bay Hill Estates Phase 1 New Property Registration — Property Manager
  • Bay Hill Estates Phase 1 and The Preserve Security Homeowner Security Registration (ISN)

Submit to the Guard House

Submit the completed ISN form to the Bay Hill Estates guard house along with the following:

  • Proof of homeownership or a certified lease agreement
  • Copy of a valid state driver's license
  • Applicable fee for each vehicle using the resident gate

Receive ISN Online Access

After submission you will receive an email from the Bay Hill Estates Security Chair with your ISN credentials. This online access allows you to manage family member access, visitors, and contractors at any time.

Complete Registration & Collect RFID Tags

After obtaining online ISN access, homeowners or lessees will be issued a 7-day temporary pass by Bay Hill Estates Security. This allows time to complete the registration process and pick up your RFID tags for automatic resident gate access.

Contact The Preserve Property Management

When purchasing a home or lot in The Preserve at Bay Hill Estates, contact The Preserve Property Management office with your realtor before or at closing to obtain the necessary forms and information.

Download & Complete the Security Registration Form

After closing on your new property, download and complete the following form:

  • Bay Hill Estates Phase 1 and The Preserve Security Homeowner Security Registration (ISN)

Submit to the Guard House

Submit the completed ISN form to the Bay Hill Estates guard house along with:

The selling process applies to both Bay Hill Estates Phase 1 and The Preserve at Bay Hill Estates. Follow these steps when selling your property.

Contact the BHE Phase 1 or The Preserve Property Manager's office to initiate the sale process and obtain any required disclosures or estoppel documentation.

Log in to the Bay Hill Estates website with your resident credentials.

Navigate to "BHE Security & Visitors Entry" within the resident portal.

Select "Termination of Residency" and follow the on-screen instructions to formally close out your gate access and resident registration.
